In general, most roofs have a set lifespan, but there are also signs to look our for, especially following harsh weather. 1. Leaks

After rain, go up into your attic to check for spots where water has intruded into your home. Also keep an eye out for mold growth, rot, or stains on the walls, as these can be signs of trapped moisture as well. If you notice spots stains on your interior walls, first check to make sure that you don’t have a plumbing leak, which, if misdiagnosed as a roof issue, could end up costing you additional time and money.

If you have not had rain recently, go into your attic with the lights off on a sunny day. If you notice light peeking through cracks, these are places of vulnerability where water or air can get into your home. These are signs that you need repair or replacement of your roof into order to seal up these gaps.

 

2. Mold, Moss, or Mildew Growth

Check the inside and outside on your home for growth of any unintended volunteer houseplants. Moss might look pretty on your roof, but it is a sign of underlying moisture and damage. Similarly, mildew and mold are signs that water is permeating your roof’s barrier, and can also be dangerous for the health and wellbeing of your family. Check for these signs in your attic and on walls near your roof to ensure that these dangerous plants and fungi are not present. If you do notice mold, moss, or mildew growth, you’ll know it’s time to replace your roofing.

 

3. Sagging Roof

If you notice sagging on your roof, this is a definite sign that a replacement is past due. Sagging is a sign of moisture permeation and rot, and can contribute further to these problems by impeding proper drainage. This situation can quickly become critical, because it reflects a failure of the structural integrity of your home. 4. Poor Energy Efficiency
